The estate is situated near the village of Sparto and the town of Amphilochia on the shore of the Ambracian Gulf. The location is ideal for exploring the rivers, lakes and unspoiled countryside of the region’s mountainous interior, soaking up the sun on sandy beaches, or even visiting the island of Lefkada, which is connected to the mainland by road. Nearby Amphilochia offers guests a choice of dining options, including seafront tavernas, along with bars, cafés and shops.

Offering complete privacy and tranquillity, the eco-friendly villa stands in lush green grounds extending for 18,000 m2 , amidst olive groves, pomegranate, lemon and fig trees, a shady grape arbour as well as an extensive herb and vegetable garden. A brood of hens provide a daily supply of organic, free-range eggs. A private pier affords easy access to the azure waters of the Ambracian Gulf, where Mark Antony and Cleopatra were defeated by Augustus in the Battle of Actium (31 BC). Nowadays, the gulf attracts more peaceful visitors, including sailing enthusiasts and schools of dolphins.

Recently renovated throughout, the 230 m2 villa is built to the highest standards on two levels. On the first floor is the fully equipped kitchen with granite countertops and a centre island. The tastefully decorated living room, with home cinema and fireplace, opens onto a covered terrace with an amazing sea view. The dining room is just to the left, with seating for eight. On the same level there are two ensuite bedrooms, one overlooking the sea and the other looking onto the courtyard. Accessed by an outdoor staircase, the lower level has four bedrooms, each with a spacious, ensuite shower room and private veranda with tables and chairs.

Outside, the centrepiece is the 12 x6 m. infinity pool with sun loungers and swim-up tables. Next to the pool is a mini-spa with stone tub, shower and massage table. Overlooking the pool is an inviting sitting area with four teak settees. Behind this there are three bamboo summer bedrooms that share a bathroom, which are ideal for teenage guests. An outdoor kitchen and dining area features a BBQ, gas range, refrigerator and traditional wood-burning oven, while the enormous wooden table seats 16 guests in the shade of a bamboo pergola. A little further along is a cosy outdoor cinema with large cushions on a wooden platform. Nestled in the shade of tall trees, it is a great place to relax during the day, though sun worshippers will probably prefer the seafront deck at the edge of the water. A small outdoor bar serves the refreshment needs of both spots.
