Perched high on a hillside overlooking the deep blue waters of the Aegean, this traditional stone residence offers modern comforts along with breathtaking, unobstructed views of sea, sky and – in the distance – the island of Syros. Situated directly below and visible from the villa is the long sand and pebble beach of Kionia. The privileged setting is just a short drive to Chora, the island’s picturesque main town and port, where guests can purchase fresh local products at a farmers’ market. It is also close to a good regional road that provides easy access to a choice of tavernas in nearby villages such as Triandaros and Dyo Choria, as well as to several fine beaches, including Aghios Fokas and Kionia. A 15-minute walk along an ancient footpath takes guests to the village of Ktikados, where there is a taverna that traces its history to the 17th century and serves a variety of local specialities.

The residence has been built in the traditional architectural style using the island’s attractive local stone, which contrasts beautifully with the dove-grey shutters and pergolas. The interior is naturally cooled thanks to a traditional construction technique in which space is left between the lower level and the surrounding rocks, allowing cool air to circulate.
The decor is stylish yet unpretentious, with tastefully furnished, uncluttered spaces. Painted in subdued shades, the walls have been given a textured finish that further enhances the contours of the curves and arches, inducing an overall calming effect.
The main entrance leads to a split-level central living space. The lower portion comprises a comfortable lounge area with fireplace, which opens onto a terrace with modern outdoor furniture in the shade of a pergola, from where the views are simply breathtaking. A few steps up from the lounge, through an archway, there is a spacious dining area in front of a well equipped kitchen with stone worktops.
A hallway leads from the kitchen to two double bedrooms, both of which have a/c and direct access to the outside. The master bedroom has an en-suite bathroom, while the guest bedroom has its own separate bathroom.
The lower level of the residence is reached by an internal staircase but can also be accessed directly from outside. Here, there is a large bedroom with a/c that can sleep up to four guests. The double bed and traditionally designed sleeping area for two make this room ideal for a family with young children. The bedroom also has a cosy sitting area and direct access to the lower terrace, which is adorned with plants and shrubs. On this lower level there is also a small single bedroom (ideal for a nanny) with WC, as well as a full-sized bathroom.
